Volume 3: Comparisons and Buying Decisions
Steel Shop vs Leasing Warehouse Space in Central Oregon

Build vs lease warehouse Central Oregon comes down to flexibility versus control: leasing preserves cash and is faster, and building a steel shop gives you a layout built for your operation and a fixed long-term occupancy cost.
When leasing makes sense
- The space already exists, so you can move in sooner.
- The upfront commitment is lower.
- You may outgrow the space or relocate within a few years.
The tradeoff is that you work within someone else's building, terms and renewal decisions. Rent can rise at renewal, and you may not be allowed to make the changes your equipment needs.
When building makes sense
- You know what the operation needs and plan to stay.
- You want to design around your equipment, vehicle access and future expansion.
- You want to own an asset instead of paying a recurring expense.
Building takes more planning. You need land, permits and a construction timeline. CC Steel's typical timeline from signed contract to finished building is 12 to 16 weeks, after site work and permitting are lined up.
How to compare
Compare total cost over a realistic holding period (for example ten years), not this year's monthly payment. Include land, site work, construction, financing cost, property tax and maintenance on the build side, and expected rent increases on the lease side. Your accountant can tell you how the tax treatment differs. Manufacturers can read about Section 168(n).
For commercial projects, see commercial steel buildings.
